Is this MTD-compliant?

Not directly — we don't submit to HMRC. We give you the categorised totals; you (or your accountant, or a bridging tool like 123 Sheets) submit them. We're working toward HMRC recognition for direct submission in 2027. Until then, this is the bit you'd be doing manually anyway, automated.

Will my accountant accept the export?

Yes. The PDF is structured exactly as the SA105 form. Most accountants prefer it to a messy spreadsheet. We've heard back from several who now ask their landlord clients to use it.

What about joint ownership / FHL / non-UK property?

Joint ownership: yes, you can split a property's totals by ownership %. Furnished holiday lets: supported, with the separate FHL category. Non-UK property (SA106): not yet — coming Q3 2026.

How accurate is the categorisation?

On real landlord data we've tested, ~92% of transactions are categorised correctly on first pass. The review step is designed to make correcting the other 8% take seconds.

Where is my data stored?

EU-hosted (Frankfurt), encrypted at rest, ICO registered. We don't sell, share, or train models on your data. You can delete everything in one click.

What if I cancel?

You keep access until your billing period ends. You can export everything as CSV or PDF before or after. We don't hold your data hostage.

Why should I trust a beta product with my tax return?

Honest answer: don't trust it blindly. Use it for the 2026/27 tax year alongside your spreadsheet for one quarter. If the numbers match, switch. If they don't, tell us and we'll fix it. That's why the first year is free.
